Property sourcing for supported housing

For investors who want their next property to perform, and to house someone who needs it.

Most sourcing begins and ends with the numbers. I look at those, and at whether the property will suit a provider and the person who will live there: its layout, its location and whether it can be adapted.

The financial model has to work. So does the human one.

Why investors choose supported housing

A lease to a supported housing provider typically offers:

  • a long lease term, often several years

  • one organisation as your tenant, in place of individual lets

  • day-to-day management handled by the provider

  • less exposure to empty periods, depending on the lease

  • a property that is doing real good

Terms vary from one provider to another, and a property has to meet the provider's requirements. I do not guarantee returns, and I will always give you the full picture so you can make your own decision.

This suits investors who want a long-term arrangement and who care who lives in their property. It is typically a commercial lease with one organisation, so there are no individual tenancies to manage under the Renters' Rights Act, and far fewer of the everyday demands of a standard buy-to-let.

Property sourcing

There are two options available…

1. Sourced Property

I find a property suited to supported housing and present it to you with the figures and my due diligence. You arrange the provider and the lease yourself.

How it works:

We talk. You tell me what you are looking for, your budget and how involved you want to be.

I search. I look for properties in the East Midlands that fit your criteria and a provider's requirements.

I present. You receive the property details, the figures and my due diligence, and you decide.

You proceed. You complete the purchase, and I either hand over or guide you through to the lease, depending on the option you chose.

Investment: £3,000

2. Sourced Property with a Provider

I source the property for a provider who is ready to take it on, and guide you through the process from purchase to a lease being in place.

How it works:

We talk. You tell me what you are looking for, your budget and how involved you want to be.

I search. I look for properties in the East Midlands that fit your criteria and a provider's requirements.

I present. You receive the property details, the figures and my due diligence, and you decide.

I confirm the provider. Before you commit to the purchase, I confirm a provider who wants this property and set out what they will need from it.

I guide you through. While you complete the purchase, I tell you what needs doing and in what order: any adaptations the provider requires, the people you will need on your side, and what to expect from the lease.

I make the introduction. I bring you and the provider together to agree terms. Your solicitor handles the lease itself.

I see it through. I stay involved until the lease is in place and the provider has taken on the property.

Investment: £5,000

Lease and legal work are not included in either option. Where a provider does not supply its own lease, you will need a commercial solicitor at your own expense. I can recommend one.
