For housing associations, councils, care providers and charities in the East Midlands who need homes and can't find enough of them.

Finding suitable properties, and the right landlords, for the people you support

You know who you need to house and what they need from a home. Finding it is the hard part.

The right property has to be in the right place, with the right layout, and capable of being adapted. It also has to belong to someone who understands what a long lease to your organisation involves, and who will still be committed in five years' time.

Introducing Pavale Property

Hi, I'm Pauline Ross: 35 years in social care, former safeguarding lead, and host of Lincoln pin.

I look for properties that meet your requirements, and for investors and landlords who are suited to this kind of arrangement.

  • You tell me what you need. Location, size, layout, the people you are housing, and your timescales.

  • I look for the property. Either one already owned by an investor, or one I can source for an investor to buy with your requirements in mind.

  • I prepare the investor. Before I introduce anyone, I explain what you will expect of the property and of them, so your time isn't spent on the basics.

  • I make the introduction. You and the investor agree terms directly. The lease is between the two of you.

Finding the right property for your organisation

I host the Lincoln meeting of the property investors network (pin), one of the UK's largest communities of property investors, and I trained through its Property Mastermind programme. That puts me in regular contact with investors, landlords, agents and other property professionals across the East Midlands and beyond.

Many of them want their property to do some good, and would consider supported housing if someone explained what it involves. I am the person in that room who can. When you tell me what you need, I can take it to people who are actively looking for a purpose for their property.

Why work with Pauline

Before property, I spent more than 35 years in health and social care, across local authorities, the NHS and the Civil Service. I was a senior social worker, a team manager and a department lead for adult safeguarding, and I worked alongside other professionals on plans where accommodation was often an essential part of what came next for someone.

So I know why your requirements are what they are. I know that a property being "nearly right" can mean it is wrong for the person who has to live there. And I will not put forward a property or an owner that I would not have been comfortable with in my previous career.
